On the basis of theseTerms of Business, Renovation-budapest.com willprovide the client withvarious services such as the renovation of real estate in Hungary, the management of the work, and certain related services.
TheseTerms of Business are an integral part of any contract enteredintobetween the Customer and Renovation-budapest.com by signing a form online or on paper.
By enteringinto a Contract with Renovation-budapest.com, the Customer accepts the presentTerms and Conditions. A pricelist and a list of services are availableuponrequest.
Anyotherterms and conditions thatdeviatefrom, contradict or supplementthese General Terms and Conditions of Business shallbeexcludedfromany Contract, unlessotherwiseexpresslyagreed in writingbetween the Customer and Renovation-budapest.com.
In the event of anyconflictbetweentheseTerms of Business and any Contract, the provisions of the Contract shallprevail over theseTerms of Business.
Renovation-budapest.com reserves the right to modify the Terms of Business at any time withimmediateeffect. The Customer willbeinformed of suchamendments by written notice. The amendmentswillbeapproved by the Customer, unless Renovation-budapest.com receives a written objection to themwithin one monthfrom the date of notification.
Content and scope of services:
Foundation and management of a company and Additional Services.
Renovation-budapest.com can provide the Customer withrenovation, interior design consulting and construction management services in Hungary. Renovation-budapest.com mayalso arrange, whetherthrough Renovation-budapest.com affiliates or third parties, the provision of Additional Services such as supervision of independentarchitects and craftsmen, appointment of trustees, shareholder trustees, Internet merchantaccount, company logo, companystamp, power of attorney, notary certification and apostille on documents. The term “Affiliates” means, with respect to Renovation-budapest.com, a brand, subsidiary or holding company of Renovation-budapest.com or anyothersubsidiary of such holding company as well as partnerships outside of the companythatowns the Renovation-budapest.com brand.
All Additional Services shallbeprovided on the basis of a specific agreement between the Customer and the relevant Additional Services provider, except for stamps, stamps and logos, notarization and apostille.
Renovation Management Service:
As part of ouroffering, Renovation Budapest provides a comprehensive service package tailored to thosewishing to delegaterenovationwork.
Service content:
- Taking over and managing the entireproject.
- Assistance in the administrative procedures, uponrequest of the client, for obtainingpermits.
- Renovation of the property and/or bringingit up to standard beforetaking possession (maintenance of the property not included once the renovations are completed).
- The responsibility of Renovation-budapest.com islimited to the connectionwith the professionalsrequested by the Customer.
Delivery times:
Renovation-budapest.com issubject to the processing times of each administration, in case an express request for accompaniment has been made and validated, for obtaining the permits. As soon as the official documents are returned to Renovation-budapest.com, theywillberedirected to you as soon as possible.
The time frame for eachprojectisindicated in the project contract. Renovation Budapest cannotbeheldresponsible for anydelay in delivery due to the failure of a subcontractor or additional service requested by the Customer. Renovation-budapest.com cannotguarantee an exact date or time of delivery of the product or service due to the dependence on otheragencies.
The bank introduction service:
As the namesuggests, Renovation-budapest.com introduces the client to a partnerbankwithwhichour group has either an experience or an agent contract. Our service consists of simplifying the procedure for our client, following and advising the client in thisbankingstep by usingour contacts and/or ourexperiencewith the bank. This service isoftenincluded free of charge in our packages or charged at a smallfee in order to cover our intervention and working time. The bank introduction service cannotbeguaranteed and/or reimbursed in anyway.
Renovation-budapest.com can assist the Customer in opening a bankaccount. In thiscontext, Renovation-budapest.com can offer the Customer a list of banks, but itis the Customer whoremainsresponsible for the choice of hisbank. The successfulimplementation of additional services such as creditcards, bankcheckbooks or internet bankingis not guaranteed. The service mayonlybeused for legalpurposes.
Right to refuse services:
Renovation-budapest.com reserves the right to refuse any or all of the services itoffers to a Customer withoutreason or explanation, and shall not, underanycircumstances, beheld liable for suchrefusal.
Legal advice:
Although Renovation-budapest.com strives to providequality and correct information on all its services, itdoes not provide administrative and legaladvice. It is the Customer’sresponsibility to ensurethatthey have all necessary administrative, legal and taxadvicewith respect to their application to Renovation Budapest, and to ensurethat the activitieswill not violate the law of any relevant jurisdiction.
Legal Purposes:
Customer warrants thatitwill not use any of the rightsgranted in a Contract for anyillegal, obscene, immoral or defamatorypurpose and will not discredit Renovation-budapest.com in anyway. Customer shall not use or associate the name of Renovation-budapest.com, in whole or in part, for any commercial purpose. If necessary, Renovation-budapest.com reserves the right to cooperatewithany official investigatingauthority in the event of an allegation of misconductagainst the Customer.
Money laundering and due diligence:
The Customer shallprovide Renovation-budapest.com withany information deemednecessary by Renovation-budapest.com to ensurethat the Company complies with applicable anti-money laundering and due diligence legislation. The Customer isresponsible for ensuringthat the information provided to Renovation-budapest.com is correct. The Customer alsodeclares to Renovation-budapest.com that the property or fundsintroducedinto a Company are not, directly or indirectly, the proceeds of crime or anyotherillegalactivity. In order to enable Renovation-budapest.com to meetitslegal obligations, Customer willkeep Renovation-budapest.com fully and promptlyinformed of any changes regarding the economicbeneficiary, shareholders and officers of the Company.
Customer’sobligations:
The Customer isrequired to provide the followinginformation:
A copy of the proof of identity
A signed copy of the company’s articles of association (by-laws and articles of association)
A copy of the company’sregister of directors
A copy of the company’scertificate of incorporation
A power of attorney by mail
In any case, Renovation-budapest.com must beinformedimmediately of any changes in the above-mentioned documents, legalform and purpose of the company, as well as any changes in the names and personaladdresses of the personswho have the power to bind the company
It is the Customer’sresponsibility to inform all parties of the change of address. Mail sent at a later date willbereturned to the sender.
The client isobliged to respect the due date defined in the contract for the designatedproject or the contract willbeterminated.
Fees and PaymentTerms :
In general the Customer agrees to pay the feesclaimed by Renovation-budapest.com. In addition to the feesmentioned in the contract for the designatedproject, the Customer acknowledgesthathe/sheshallreimburse all costsincurred in a non-limitative manner.
Renovation-budapest.com willonly start a phase of executionafterreceipt of the agreed down payment. All fees and expenses are payable in the currencydesignated by Renovation-budapest.com whichisusually Euro (€) and can alsobe HUF. The Customer is not entitled to withholdanyamounts, fees and expenses as a result of claims related to any service, warranty or liability. Likewise, any right of set-off on the part of the Client isherebyexcluded.
RentalManagement:
ROI Immobilier KFT will put you in touchwithourpartnercompanyresponsible for rental management. However, Renovation-budapest.com has no authority to act and does not purport to act as an employee, representative or member of the management of the rental management company / or to sign on itsbehalf or incuranyliability on behalf of the rental management company. Our roleissimplylimited to the introduction withourpartner.
However, the management fees and modalities, to bepaid by the client, mayevolve and are to becontractuallydefined.
In general, all expensesrelated to the good management of the propertyremain at the charge of the investor, such as, but not limited to :
– The bookkeeping of the company,
– The various taxes or/and duties,
– Work and maintenance expenses,
– Change of tenant (for contracts of one month and more)
– Etc.
Financial information:

Renovation Budapest cannotbeheldresponsible for the final financialresults, as thesedepend on manyriskfactors, such as economic or materialfactorsthatcannotbecontrolled.

Communication and instructions:
Client and Renovation-budapest.com maysend instructions, notices, documents or other communications to eachother by mail, email or facsimile, provided, however, that Renovation-budapest.com maysendexpense or fee reports as an email attachment. Customer and Renovation-budapest.com shallretain all instructions, notices, documents or other communications as evidence. All communications to Renovation-budapest.com shallbeaddressed to itsregistered office or suchotheraddress as Renovation-budapest.com shall have notified to Customer in writing at any time and, all communications to Customer, shallbe sent to itsaddress or suchotheraddress as Customer shall have notified to Renovation-budapest.com in writing at any time, including but not limited to, the Remaining Post Instruction which must beapproved in writing. Since Renovation-budapest.com must be able to contact the Customer at any time in case of need, the Customer undertakes to inform Renovation-budapest.com immediately if he changes hisaddress, e-mailaddress or telephone/fax number.
Data protection:
Renovation-budapest.com, itsdirectors, employees or agents, are required to treat data confidentially. Despite all security precautions, data, includinge-mail communications and personalfinancial data, maybeaccessed by unauthorizedthird parties during transmission between Customer and Renovation-budapest.com. Customer agrees to use software produced by third parties, including, but not limited to, browser software that supports a data security protocol compatible with the protocolused by Renovation-budapest.com.
Legal Incapacity:
Customer shallbear the risk of anyharmresultingfromlegalincapacityrelated to Customer or its attorneys or otherthird parties, unlesssuchincapacity has been communicated to Renovation-budapest.com in writing.
Liability:Withoutprejudice to anyspecific provision, any damage resultingfrom an erroror omission on the part of Renovation-budapest.com, itsdirectors, employees or agents shallbe borne by the Customer, unless Renovation-budapest.com, itsdirectors, employees or agents have committedgrossnegligence or fraud or anyotherliabilitywhichcannotbeexcludedunder applicable law.
Renovation-budapest.com shall not be liable if the Additional Services cannotbeimplemented. Renovation-budapest.com’sliability for Additional Services isstrictlylimited to the selection, instruction and supervision of itsaffiliates or anyotherthird party.
Any damage or lossresultingfrom the use of postal services, telegraph, telex, facsimile, telephone, and othermeans of communication or transportation, and especiallylossresultingfromdelays, misunderstandings, damage, abuse by third parties or duplication of copies, shallbe borne by the Customer, unless Renovation-budapest.com has committedgrossnegligence.
Duration, termination and suspension of services:
In general, any Contract shall last for the periodindicated and shallthereafterbeautomaticallyrenewed for successive periodsequal to the length of the initial term.
In all other respects, any Contract shallbeautomaticallyrenewed on the sameterms and conditions.
Either Renovation-budapest.com or the Customer mayterminateany Contract for the termspecifiedtherein, or for the end of any extension or renewalperiod, by giving at least twomonths’ written notice to the other party. Terminationshallbewithoutprejudice to anyrights or obligations of a party arisingprior to termination or arising in respect of anyactor omission committedprior to termination. The right to immediatetermination for cause isreserved.
In the event of Customer’s violation of applicable laws or theseTerms and Conditions of Business, Renovation-budapest.com mayterminateany Contract withimmediateeffect, including a Contract for additional Services provided by Renovation-budapest.com’saffiliates or third parties. In suchevent, Customer shalltake all necessarysteps to replace anyvacancies in anyCompanyresultingfromsuchtermination and itisexpresslyagreedthat Renovation-budapest.com shall not be liable for any damages as a result of suchimmediatetermination.
Performance and Assignment:
In order to performits services, Renovation-budapest.com reserves the right to engage subcontractorswhowillbeunderitsauthority. The Customer’srights and obligations resultingfrom a Contract can onlybetransferred to third parties with the written consent of Renovation-budapest.com.
Communication:
Renovation-budapest.com preferscustomer communication by email and strongly encourages itscustomers to use secure “SSL” access. The customer must inform Renovation-budapest.com in case of email changes or problems, add Renovation-budapest.com emails to its “white list” and check thatthey do not go into spam.
The customer must provide Renovation-budapest.com with a phone numbersothatwe can reachhim in case of emergency or emailmalfunction. A mailing address must alsobemaintained in the customer profile.
Responsibility:
Renovation-budapest.com, itspartners and employees are not responsible or liable for the business activitiescarried out by itscustomersthrough the companiesincorporated by Renovation-budapest.com.
Eachcustomer and companyisresponsible for complyingwith the laws of the country of registration, the laws of the country in question, the laws of international trade and other applicable laws, as well as the laws of their country of residence.
Each client must verify in his country of residence the feasibility and legality of hisactivities as well as the incomegenerated.
Tax, accounting and legaladvice: no commercial, tax or accountingstrategy can beadvised and/or followed by Renovation-budapest.com, whichlimitsitself to putting clients in touchwithspecialists in the fieldconcerned.
Our additionalservices:
The additional services offered by Renovation-budapest.com are limited to an administrative and/or technical intervention. Renovation-budapest.com does not providelegal services or advice. All information on Hungarianlegislation, tax and companylaw, etc. must besubmittedverified and confirmed by specialists. Under the guidance and confirmation of the customer, Renovation-budapest.com providescompany formation and other services, anyorderplaced by the customer, impliesthat the customer has verified the legality and feasibility of hisproject on hisside.
Case of death of one of the leaders and cases of force majeure:
Theseterms and conditions are applicable with the exception of:
The death or disability of one of its managers, making ROI Immobilier KFT and/or one of itspartnercompanies and/or subsidiaries impossible to administer.
In case of force majeure such as, but not limited to, acts of war or terrorism, civil and/or militaryunrest, natural or nucleardisasters, pandemics, etc.
Changes and Updates:
ROI Immobilier KFT reserves the right to modify, without notice and at any time theseterms and conditions, itis the responsibility of eachindividual to consultthemregularly.

The place of performance of the obligations of all parties for anylegal action islocated in Hungary, at the place where Renovation-budapest.com has itsregistered office.
However, Renovation-budapest.com shallalsobeentitled to take action against the Customer at the Customer’s place of residence or beforeanyothercompetent court or authority.
